This is interesting: FIT's declined in Sac and El Dorado counties, but increased in Placer and Yolo. Is this a bubblicious bifurcation (to use your new wordsmithing)?
We dropped from 1618 FITs last week to 1614 FITs this week. The total losses is still at $82,000,000.
I think some of the FITs are falling off your database, because they are exceeding 24 months since they purchased. It would be interesting to see how many 2 year "Rollover" FITs are falling off the rolls these days. R-FITs could be that waive of the future. Their 2-yr ARM reset should just be hitting them and they have carried the property for 24 months, so the neg-am feature should bury them.

Two other alternatives to the "falling off" explanation:
a.) Its really getting better.
b.) The places falling of are getting reposessed/foreclosed on.
It would be interesting to see which one of the various explanations is correct .

The foreclosures will show up here when the banks list them. Note that Max has a toggle to identify "Likely REO" in the listings.
It is impossible to tell a trend from one week, so a "getting better" forecast will have to wait. And nothing "got better" this week, it just leveled off.
I think your idea about the FITs capitulating and giving the properties back to the bank seems very likely. We are seeing foreclosures accelerating. The banks are overwhelmed and can not get the houses relisted quickly. I am seeing some foreclosures sit vacant, unlisted for 3-6 months now.

Are you ever going to expand past the 2 yr limit? I'm starting to see asking prices below Fall of 04 sale prices. Just a few but it's starting.

The "Days on market" figures seem funny. The number is sometimes more than the time since the last sale. Could you clarify what it means?
