Max, great stuff. $37,000,000 in losses on 856 houses in Sacramento County? $43,000 per house! Wow, and that is before accounting for carrying costs and selling costs, with the unlikely assumption they get a full price offer. Ouch.
Days on the Market (DOM) is hilarious. You would think after 300 days the seller might get a clue....it's the price, stupid.

I should have mentioned that my data only goes back to 2006-04-08, so any DOM value at 378 should be >= 378.
Yolo keeps holding steady. I bet the FITs are finding it easier to rent their places out there...
Right now is the renting season for next Fall. People are holding out until Aug to see if anyone bites. The market for rentals and sales tanks here after labor day.
The good news is that I'm seeing more competition in the lower price range for people hoping a rich parent will come along.
The intersting thing is that everyone is turning to rentals since they can't sell and there just aren't that many student looking for expensive housing. Students want cheap and they'll double up in a bedroom. I've seen 3brs with 9 students living in it. The place was trashed.
The univ has plans to start building 1000 new untis for staff and faculty to buy, breaking ground this spring. The plan also adds a gazillion new student housing units.
Places like Woodland will feel this inventory increase the worst. They depend on the outflow from Davis to prop up their market.

I think some of them should just drop the keys on the granite counter,pack their camping beds,wipe a tear, take a last look at what should have been but never was and head back to grandma. come to think of it...they have never really been "homeowners" anyway...
these fellows should forget about these lottery tickets they bought..and move on. It's not as if they are "losing" anything? It's always been the banks' property...and for all those payments they have made....consider it that cost of having enjoyed luxury you would not have afforded anyway...
