What's the deal with Delavan Circle? I might have to swing out there and have a closer look...
Delavan? It's a long haul into town from out there. Unless you work over in RC, that commute will cost you plenty.

If you looked at all the JTS subdivisions in the Sacramento area, I will bet you $10 to $1 you will find more FITs than in any other builder's subdivisions. JTS sold to any and all flippers who could fog a mirror. A JTS buyer is the definition of all F'd B's.
The JTS subdivisions are foreclosure central, now. The builder has dropped asking prices $200,000 to liquidate the inventory and even that is not working. They are stuck with 100's of homes they can't dump. You may finally see the auction gavels arriving this fall.
JTS is trying to dump 30 more homes in Lincoln, while at the same time multiple foreclosures are in process on the same street. Now, it looks like squatters are moving in to vacant homes. "Beater cars" and oil stains in the brand new driveways. Three people living part time in 4,000 sf houses with sheets for curtains, card tables and folding chairs in the dining rooms, and maybe even "indoor soccer nets" in the empty game room upstairs. Yee haw. This is fun.
So many houses have had their utilities disconnected that the builder or the HOA sends out a big water truck to spray down the landscaping, or it would die. Hilariously surrealistic when you see it.
These places are going to be a great anthropological study in high end section 8 housing. Spa tubs and granite counters courtesy of the federal government.
Someone just paid about $780,000 each for three houses, using 100% sub prime loans! They are now trying to rent them for $1695/mon. Taxes, ins, bonds, & HOA total $1250/mon. So they net $445/mon to service the $4,750/mon debt payment? Hmmm, negative cash flow of $4,300/mon? How long will that go on? One month?
Oh well, it is a good thing the spring bounce will toss another 20% appreciation into the value mix. This particular investor stands to make $450,000 on the spring flip.....not.
It will take years to settle out all the JTS messes in this town. It is really sad and pathetic.
You guys wanna buy some sweet houses? I got a bunch of 'em.
