GREAT to see all these raw numbers! I just talked with a buddy this morning however and he's still "flippin" crazy! He just bought a $575K home in LA and is confident he can see it by next summer for $700K - $750K by spending just a few thousands in upgrades. GOOD LUCK!

I got a wild hair started looking at rental prices on CL. 6br/3.5ba 3900 sqft homes for $2200 a month for example. Knowing what people paid for them, I don't see how they can offer them for rent at those prices.
Look under 4 and 5 bedrooms and you'll see some competing properties heading down. Spring will be more interesting them we thought.

I'd say 85k is about right for that thing. This is the perfect example of money being created out of thin air, which is exactly why the economy is in for some trouble.
I put an ad in CL stating that I wanted a long-term lease (2 to 5 yrs), how much I'll pay for it and that I refuse to rent anything that's going on the market in the next year or 2 etc.
I'm getting 5 emails a day from people. Some have tried to push me into paying more for bigger places (no I'm not going to rent your 5/3 2700 sqft albatross). Some ask me my credit score, employment, salary etc. and I'd swear I can hear them wet themselves when they read it. Apparently those of us stable, financially secure folks are only 1% of the rental market now.
Mr. Gwynster thinks we should wait until spring to move now. I'm seeing what appears to be downward pressure on rental prices. Some would-be landlords are dropping prices to attract decent renters. Others are still using 2005 prices and those are languishing on the market empty.

Hey, if you feel like it, compile your data and I'll post it on my blog. I for one would love to know how many of these guys are going for 2 year leases. If you get the addresses, I can find out a whole lot more. It would make for an interesting read...

For those just joining in on the potential rental market, I wrote up my observations on my blog for what to think about when deciding to pick up someone's purchasing mistake. The bleed rate on these is worse then even I thought.
It's almost all common sense stuff hopefully someone will read it and back away from bad deal.
