Wow, the first listing on Snowy Egret....the current asking is now 20% BELOW THE 2004 SELLING PRICE. The asking price is now approaching $160/sf. This market IS going to fall 50% off the peak. It seems like it has fallen 30% off the June 2005 peak already.
There were 29 NOD's filed last Tuesday in Placer County. According to Max's listing stats, that is almost 1% of the total sales inventory and 20% of the pending sales total.
This is getting VERY UNREAL. I am not sure I can agree with Anonymous above, calling this information "day brightening". However, it is certainly illuminating.....

I'm sorry, let me clarify, "Day Brightening" I sold my San Leandro POS for +$184k over buying price in feb 2005. I am now a bitter man in the South bay unable to afford a house. So for me, just me, this kind of data is day brightening, because I am not a happy person, I like to see flippers fail. IMO
Whats really sad, is that in a few of these, there are just average families who were looking to buy a home and live in it. Thru no fault of thier own, they are caught out in a severly falling market.

How do you guys find all these $hitholes? Do you have a radar for flippers being eaten by the alligator?
I am curious to find out when the bottom will be reached. As a former, Sacromentan (left the area in summer 2004), I am amazed at the prices for these POS's such as North Highlands and South Sacramento. Even, the starter homes are out of this world in terms of pricing.
It could take 10+ years for some of these "biggest fools" to eclipse the price they purchased for, IMO.
I guess we will see in the future...

Manfre, one word to you...EXACTLY.
The best estimates I have seen from such notable places such as USC RE Dept., indicate ALL APPRECIATION in Sacramento is GONE for a minimum of 5-years. It is likely prices will drift DOWN for 3 or 4 years. Then they will hover along the bottom for 3 or 4 years, before resuming modest appreciation rates in line with inflation. So the fact of the matter is, some of the properties will NOT be worth the 2005 price in 2015.
