Imagine, buying a 1,000 sf home for $300,000, only to find you can not sell it for $200,000 a year later. If you paid over $200/sf, chances are you're upside down.
There are real people represented on this list, who are genuinely trying to get ahead and own a piece of the American dream. It is a tragedy they are getting caught up in all this Flipper histeria.

You might think about adding an estimated rate loss column that takes into account the broker fee (6%). i think you're trying to get at the total loss for the seller, and the broker fee is part of that.

Not a bad idea. I've held off adding a 6% buffer to the criteria determining an FIT because there are a lot of agent/broker flippers out there, but adding a "Total Loss +6%" field would work OK. I'll look into it.

That one jumped out at me too. AFAICT, the listing and past sales data are correct, though the seller might have split the lot and is selling the bigger piece with the orginal house. Can anybody out there verify this?

Max, here's the deal on 3490 Barberry from what I can tell:
4/18/05 Listed for 3,900,000
8/8/05 Relisted for 2,300,000
12/2/05 Relisted for 2,300,000
5/3/06 Sold for 2,000,000
7/3/06 Relisted for 1,595,000
7/13/06 Relisted for 1,385,000
It appears when it sold for 2,000,000 that there were a total of 3 lots included. Now, the owner is selling the house on two of those lots for 1,380,000 and the vacant third lot for 695,000. If he gets full price, that's a 75,000 profit BEFORE any closing costs. From the tax records, he's into it about 1,600,000. Assuming he pays 4% for all his closing costs, he'll lose about 8,000.

When people stop to look at the real risks of buying in this cycle, they will see it makes no sense to pay $5,000/mon and then see it go down in value $250,000 in the next few years. Your blog helped me wake up and bail on a $840,000 property in January. It is STILL for sale and the asking has been reduced 23%!
