Max, amazing stats. And your readers should realize none of your "profit/loss" numbers take into account the carrying or selling costs associated with these transactions. And I doubt many of these Flippers will get the listing price. More reductions ahead. Flippers now = Floppers! It looks like the current prices are dropping below 2005 transaction prices, to 2004 prices. And the real pain has not even started yet. 2007 ARM resets will pour more fuel on this fire.

......Total meltdown in Phoenix... spoke with a flipper... so delusional he doesn't even now how f*cked he is... meanwhile the builder is offering 80k incentives... so that 400k house is really 320k. this flipper thinks he can sell his for 395k. retarded. they are screwed. i also talked to a realtor... he said, the reason inventory has plateued lately, is that listings are expired UNSOLD.. and that agents don't even want listings because it is a waste of a sign/paper/lockbox/time... he said they need buyers... he has 9 listings and he will let them expire... not even an offer in 6weeks. He went on to say that back in april, sellers got a few lowball offers that they got pissed off at and rejected... now they are offering the home at a price lower than the lowball.
